Q. I want to own a house in Highcliffe and I need to have the conveyancing work done when I do. I've seen conveyancing advertised on the Internet from £125. Do you think these prices are true or are they hiding things like additional costs?
A. These sites are probably only displaying the "Legal Fee" which is the solicitor's professional fee for their time. Any legal fee under £99 is very suspicious. This would barely cover the time costs involved in handling your conveyancing. You are very likely to find other costs heavily inflated to make up the loss. For example you may pay over the odds for credit checks. It is very naughty stating a low legal fee without disclosing all of the additional costs, some of which like the stamp duty fee cannot be excluded.
Q. I live in Highcliffe. If I decide not to use a local conveyancer to help sell my flat and use an web-based solicitor instead, are there any snags I should watch out for?
A. You should always see whether the lawyer is properly registered with the Law Society. It is also important that you familiarise yourself with any reviews you can find on the solicitor to be sure that you are appointing a firm with a good reputation. Working at a distance should not be a problem. It is also good practice to check that your chosen firm has a decent case tracking system which you can log into to keep an eye on the progression of your matter.

Q. My estate agent has asked me to provide evidence of ID as I am buying a house in Highcliffe. Is this usual?
