Is my quotation all inclusive?

We are often asked if our conveyancing quotations are all inclusive, or whether there are hidden costs.

This is a fair question, especially given some of the practices we see on competing services, where a headline low legal fee is quoted (such as £199+VAT) as if that was the total final amount. This of course is nonsense. There are unavoidable expenses when buying a property - for example the Land Registry Fee is a price fixed by the UK government.

Let us assure you, from the offset, that:

  • Our quotations are all-inclusive. Legal fees, VAT and all disbursements are included in the quotation.
  • If, in rare circumstances, some geographically based issue means there is an extra charge applicable, the solicitor will call you to discuss the matter before going any further. This could be, for example, some additional, unusual search which is recommended based on the specific location of the property you are buying.

A firm commitment

It is very important to us that our quotations are transparent, so that the price you are quoted is the price you will pay. For this reason our solicitors are asked to sign a contract to that effect. We do not tolerate the deliberate hiding of charges. Any reports to us of underhand pricing would result in the solicitor being removed from our panel..

Included as standard

We include the following items as standard in the price of every quotation - and therefore do not list them individually in the list of charges.

  • No completion = No fee service included (first matter only)
  • Redemption of your existing mortgage included
  • Professional indemnity insurance included
  • Dealing with your new mortgage lender included
  • All postage and printing included
  • Completing Stamp Duty Land Tax Return included

Most other service providers will charge for these items.
